    Aplicação dos Métodos Delphi, Fuzzy, Regressão Linear e ANOVA para Avaliação de Imóveis

    The study of this work encompasses the evaluation of real estate, residential houses in the city of Manaus-AM, through the research and application of scientific methods, Fuzzy Method, Delphi and Linear Regression, which contribute to greater accuracy and prediction of real estate value, thereby reducing discrepancies and distortions that impact market buying behavior. The objective of this paper is to demonstrate which variables are most relevant in the value composition and how these variables impact the evaluation of residential houses in the city of Manaus-AM, using the Delphi Method for the initial definition of the variables, the Linear Regression and ANOVA to prove statistically the value dependence of these variables and the Fuzzy Method, with the Infuzzy tool to tangibilize the weight that each variable contains within the property valuation. As an innovative factor, it is the insertion of a marketing variable that opens the way for improvement in analysis by professionals in the area and institutions of interest. Comparing market data with values of m² and sale values of real estate, it was concluded that these variables can be reliable for the composition of the appraisal value of residential properties in Manaus-AM.
